Shortly after Phase II of Manhattan’s re-opening from the Covid 19 Pandemic, we came into contact with a seller from Eastern Europe who had attempted more than once to sell this apartment with a full 180 tenure ‘For Sale by Owner’. the apartment was rented on and off, on the market for sale on and off…..3 years prior, we actually visited the property for a listing meeting with the owner’s friend that lived in the building….It wasn’t until September 2020 that we re-established contact with the seller via email.
3 months of communication were done strictly via email ONLY. We pitched the seller a detailed proposal in writing to finally give this property the edge in marketing it really needs to, FINALLY sell after all this time. The client received 5 other proposals from 5 other brokers in the running, but the seller chose us….. Marketing development began with simple shots of the empty space, keeping in mind that the plan was to virtually render furniture to scale in order to stage the property and give it a visually arresting thumbnail. Inside, the property sold itself. Fortunately, 10 West End Avenue is a beautiful new condo and this listing simply needed the means to get people through the door. The space was open, the views were open, there was outdoor space….what the people want.
The property hit the market in September 2020. This was peak Covid in New York City. While sales were happening and contracts in the city were being signed, there was limited volume in the overall market and the only properties that sold and sold fast, were ones that were positioned well in both price and online marketing. Fortunately, we were doing multiple showings per week. At the time, we had 4 listings for sale that required regular weekly showings, all 4 of which we held open houses for every Sunday. This apartment was part of the line-up every week. We must have conducted upwards of 50 showings by the time we entered contract.
